Real estate photography is Horrible! Here's why…

Okay, maybe that title is a bit harsh. But I hear time and time again from potential buyers that they arrive at a showing and they're very disappointed how the home has instantly shrunk! Obviously it hasn't, but with photos we want to make the house look as good as it possibly can. To do that, we want to fit as much of each room in the shot as we can. So, we use wide-angle lenses. A wide-angle lens is great for getting more room into the photo but it also has the effect of making the room looks very large! The Buyer gets all excited by these Real estate photos, but when you're physically at the house it's much smaller than anticipated. So what's the answer? Part of the answer is simply knowing that most real estate photography uses wide-angle lenses to fit more in Although there's no intent to mislead, the result is rooms look larger than they are. I have found that using video is better to communicate the feel of the property and home compared to photos. Where photos can pick and choose what you see, I walk through video shows everything and gives you a better feel for the layout and flow of the hoouse.  In addition to real estate photos for my listings I've started to also do a "video showing" of the property. This is me basically walking around the home taking video and talking as I go. It gives you, the buyer, he realistic first person perspective, as if you were right there with me. Attached is a recent video showing for one of my new listings.
